Glenn Capobianco
Property Manager

Glenn Capobianco graduated from Binghamton University with a Bachelor of Science in Management and Finance.  After spending 16 years working for an international bank in both global finance and specialized technology, Glenn brought his experience to Gramatan Management, where he has been for the last two years.  In addition to his professional knowledge, Glenn has spent the last twelve years assisting in management and serving as a Treasurer of the Board of Directors of a housing corporation in Riverdale.  Glenn’s unique perspective of working with all sides of property management has served his clients well within the industry.

 

 

Steve DeVita
Property Manager

After nearly 30 years in the real estate business, Steve DeVita has had experience in every facet of the property management industry.   Proud of his versatility, Steve’s experience covers a wide range of property management responsibilities.  In addition to attending board meetings, preparing budgets, and managing cash positions, Steve also involves himself with all phases of construction.  Past undertakings have ranged from waterproofing projects, boiler room conversions, new roofs, and major gut rehabs all the way up to coordinating large multi-million dollar renovations in the Bronx. 

 

With a BBA degree in real estate, Steve has been a managing agent throughout Westchester, Manhattan, and the Bronx for over 26 years.  Steve’s dynamic attitude, insurmountable energy and willingness to put forth 100% to each one of his properties – including every Board member, shareholder, and building employee - truly make him a one-of-a-kind property manager.

 

 

Mike McCoy
Property Manager

 

Mike McCoy has been with Gramatan Management since July of 2005.  Prior to joining Gramatan, Mike was able to acquire a broad skill set which has made him an effective manager for his properties.  He worked in construction trades in his early career and then moved on to spend 20 years in the information technology industry.  Mike worked for Marsh & McLennan, Inc., the worlds largest insurance brokerage firm for 10 years, and then moved on to spend 10 years as a consultant at IBM.  The project management skills he developed in these positions proved to be a great asset in our detail oriented industry. 

 

Mike also served on the Board of Managers for six years at the Condominium he shares with his wife, three of which were as Board President. The experience Mike has had sitting on both sides of the table at Board meetings, has given him a unique understanding of the needs of his properties.

 

Chris Chiappa
Property Manager

Chris Chiappa began his career with Gramatan Management in September 2004. After starting out as an Assistant Property Manager, it did not take long before Chris was promoted to manage properties on his own. Prior to joining us he worked in New York City as a Licensed Real Estate Salesperson.  In addition, Chris also worked various construction trades while growing up in Westchester County. His experience with various trades combined with his education in Business Management has proven valuable for a career in Property Management.

 

Hugh Ferguson

Controller, Property Manager

 

Prior to joining Gramatan Management in 1996, Hugh Ferguson worked in the banking industry for 20 years in the areas of corporate cash management and real estate, where he also supervised back-office operations.  Hugh brought this broad-based  expertise to Gramatan and has been instrumental in streamlining the firm's back-office operations and cash management capabilities.  Cash reporting is critical to cooperatives and when armed with timely information and customized reports, it is easy for Board Members to identify when their budget is off-track.  As a former Board President of his 150-unit Westchester Co-operative, Hugh understands the needs and financial concerns from the perspectives of our client board members. 

Hugh received his M.B.A. in Finance from SUNY Albany.
