Based in New Rochelle, N.Y., Gramatan Management, Inc. is an award-winning property management firm known for its responsiveness, versatility and broad range of services.  Our customized approach focuses on meeting the unique needs of each property, it’s board, and it’s homeowners.

The company was founded in 1989 when Bram Fierstein and Gary M. Gutekunst joined forces to create a dynamic firm that would leverage their extensive knowledge of real estate development and brokerage, management, finance, technology, and construction. To date, Gramatan has worked with numerous co-ops, condominiums and homeowner associations of various sizes throughout Westchester, Bronx and Rockland Counties.

From supervising a property’s on-site staff and ensuring the safety of a building’s infrastructure, to overseeing construction projects and tracking maintenance requests, Gramatan has provided “hands-on” property management to more than 70 properties and 5,000 units.

 President

Since day one, Bram Fierstein has been involved with every property Gramatan Management, Inc. has overseen.  His deep commitment to strong customer service has been the foundation for Gramatan's success.  It has allowed Gramatan Management to become the premier management company serving greater Westchester, Bronx and Rockland Counties.

  Bram is known for giving clients round-the-clock access, as he is aware it’s the  only way to create a true partnership with a building’s board and residents. He is also widely recognized for his ability to develop innovative and customized plans to turn around buildings on the edge of physical and/or financial failure. As a result, Bram is considered to be one of the foremost experts in the property management field in Westchester County and has appeared on numerous industry panels and been quoted extensively in publications serving the condo and co-op markets. Prior to founding Gramatan with Gary Gutekunkst in 1989, Bram was comptroller of David Bradley Management, where he oversaw financial management for 45 properties with more than 2,000 units.

Bram is a graduate of Hampshire College and received a degree in finance and administration from Columbia University. He is a member of the New York Association of Real Estate Managers.

Gary M. Gutekunst
Vice President

 As Vice President of Gramatan Management, Inc., Gary  Gutekunst  oversees  all  field agents and serves as the lead advisor for several properties.

 Gary is known for rolling up his sleeves to work with a plumber or contractor on any one of the buildings he personally manages. Because of his dedication, hard work, and his experience in crisis management, Gary has been a three time winner of the Management Leadership Award by Habitat magazine.

 Prior to forming Gramatan with Bram Fierstein in 1989, Gary was CFO at Houlihan-Lawrence overseeing the management of 20 luxury properties. He also spent 15 years as an accountant, with seven years in public accounting.

Gary has a degree in accounting from Mercy College. He is an active member of the Council of Westchester Cooperatives and Condominiums, and is certified as an Accredited Real Estate Manager (RAM).
